Then why aren’t you deferring theirs?
Any of my tenants who have lost wages are either having their rent adjusted if they have renal assistance or they are being asked to pay what they can and we will handle it when they are back at work. Nobody is being evicted or threatened. We are demanding people who have not had their wages reduced to pay their full amount but many will not because the government has promised them 2 things; no evictions and free money down the line.

No it doesn't. I agree with you. I personally think it should have been handled a lot differently. And I have internal arguments with my partners all the time about these issue. Most of my properties are limited partnerships and I don't get to make all the decisions. I am paying my mortgage on all the properties I own outright.

I have elderly housing and the government in all their wisdom decided to open it up with anybody with a disability. Also in order to streamline the process of receiving disability you no longer need a doctor to decide and now there is a spike in soft disabilities, things that cannot be proved one way or the other. So day in day out I have to turn away little old ladies that have nowhere to go because some punk 20 something has PTSD. Not a soldier mind you, just some kid who hounded his case worker and worked the system. I see so much fraud every day but there is literally nothing I can do about it. And I know they are scamming the system because they are idiots and tell me. I however cannot report that to anybody who cares, because they don't. Now I am from a country where the government hires people with disabilities and I am used to seeing people with walkers, cranes, wheelchairs all working because they can. Something is wrong with America where they decide they won't.

Not waived, deferred. Big difference. And yes, anybody who is living off the state and asking for free rent is a piece of shit. I stand by that.
So you have what 1 or 2 people out of the (insert number) people you rent to that are an obvious milking of the system? Not a bad ratio I would expect (aside from that it is a example that you like to taught).

I own my place but I can understand if I’m losing my apartment or home back to my slumlord I’m not cleaning it for him either. The LAST thing I’m worried about is telling some clown who won’t fix my stove that I’m leaving.
I'm not at all worried...Never said I was. Money is the least of my problems. And I'm not some clown who won't fix the stove...I take better care of my student tenants than most of their own parents would, especially considering the stupid shit they routinely do.

And not that I am filthy rich, but I am comfortable after working my ass off my entire life. Until recently I always worked 100-120 hours a week being self employed. I still work over 40 hours and could easily qualify for disability, but I don't take a penny from the government.

The fact that you would just say fuck your landlord says a whole lot about what kind of a person you are ...I think I got it right the first time...lol. And I have actually been a student landlord for over 35 years....I use to own dozens of buildings, but thank God only have 2 left as i'm about to retire, if I don't die first!!

I'll tell you all one thing right now...You can guarantee rents will be increasing once this pandemic shit is over!!

On all of my government properties there are partnerships. We make decisions together. Not always with one voice though.

I completely misunderstood your original post. Or I was really high.

Anyway if you’ve ever lost everything you own and can’t afford to rent a truck or don’t know where your money for food will come from, cleaning your place up is last on the priority list. Of course rents going up gotta make that money.

You two should exchange numbers and think of better ways to profit off the government and your tenants.

Shhhhieeeet I put at least 60 hours a week policing the bullshit that trolls spread around this site every week.... And I don't get paid shit for that.

It’s never a good time to be a renter. It’s a hamster wheel the renter is never getting anywhere. They’re just paying your bills.

Just know what’s going to happen, the properties that I have been talking about the most won’t go up at first because they are set at certain percentages of area market rates, eventually they will raise though.

Shit, I ran out of the vodka and vanilla milky rum I had, time to break out the vice grips and one up this older bottle of .... can't think of the name... milky not vanilla rum I have that is stuck closed and switch to the bottle of captains morgan..... We don't have that where I live. But I have seen where people in your situation are not as safe as they think since those laws usually have loop holes, like allowing landlords to move in immediate family members.

I have mortgage dummy don’t pay rent. Hence rate aka interest rate. Aren’t you in this business?
