Tell them you need the first three months to settle in, & after that you can pay them regularly.

Social Security? Trust fund?..... work at home via internet......Prostitute?
I like these ideas (esp. prostitution lol).
I was going to say some type of freelance, but that probably comes off as sounding too unstable to a landlord.
You should go with the work at home thing, say you work in online advertising and marketing.

Which ever answer you choose make sure you know something about it.

If you say web design and they do web design you better know something about it.

If you are relatively young and there is some kind of college around you, go with full time student. Your going to pay the rent off student aid or your folks give you money.

Just say you can pay first last and since you don't have any references you'll pay second months rent upfront as well... He won't ask anymore questions(if you got the money)
worked for me anyways

guess the point here is they don't want to take a chance renting out to someone with no money, so if you got some cash, say 3 months worth, they will be impressed

I've been a landlord for years and I wouldnt rent to someone who gave me a list like that for income, my first thought would be nothing they are doing is lucrative, they have no income and are trying to convince me that they do. Stick with one and act like you're dedicated to it and you will appear as someone who pays the rent.
