I've actually thought of something similar in the past, and realized it couldn't work for one simple reason : The kind of people who can afford to do and want to do what you're proposing don't want anyone telling them what they can and cannot do for the most part. That includes letting someone else vote on what they can do with their own land.

It sounds a lot like a tourist trappy kind of place, filled with people who will be at odds with each other more often than not, and most likely high on the NSA, FBI, and ATF's watchlists.

I agree with you on this. However; It is difficult at times to come up with opposing arguments to the inevitable nonsense fin constantly puts up.
