i would run a sub panel for your room with some 20 amp breakers, i would also run a cold water line down by your room for easy water access. make sure you get a filter for your intake if your drawing it in from under the house.

when you do test for light leaks just find them and use some hvac ducting tape, its silver and metallic it will help greatly in making it light proof as much as possible.

No tent is 100% light proof. and both those tents are crap. Go with a hydrohut, Grow lab or secret jardin if your going to buy a tent.

40-60% for flowering. personally i perfer anything under 50 as it discourages mold and all kinds of bad shit from growing, so i keep it between 40-50 at all times during my flowering cycle
