ya just boil water for a little let it cool to room temp and that should do the trick. and keeping them in the dark doesnt hurt them, just causes lanky rootlet growth

ya soaking the seeds in distilled water for no more than 24 hours helps penetrate the shell and spark outward growth. Dont presoak for more than 24 hours though or you risk rotting. Also make sure that the seeds arent in complete dark when you place them in the paper towel or cloth. Just a shady...

dont think its heat. leaves aren't turning a yellow and twisting up. Im not sure about Ca but you might want to look at possible mg or k deficiency as well due to the color of the vein and the brown spotted consistency.
