I've not been around here long but i'm starting to get used to seeing these kinds of blank questions.
I've just dropped a wild bunch of money on a grow space and it continues to cost me solid paper as I refine its function and purpose. I knew exactly what I wanted to do from the start, and I worked backwards from those goals to figure out what needed to be done to get there. I started with a budget, broke it down into phases and determined what I could afford to do.
My advice would be to do the same because right now your query is so open-ended as to be a little silly, if you don't mind me saying. Only you can answer much of this stuff, based on your resources, your situation and those specific restrictions which go way beyond room dimensions. What do you have to work with? What do you want to produce? How will you do it? There's 100 ways to skin a cat, and that is no more true than in the grow game.
As an example, $10k won't go far if you want to do sealed room perp harvest with 3-ton AC, cob lighting, top dehu and the best of all the rest. All before you've got the right genetics, dialed stuff in and paid a few chunky power bills.
You have my enthusiasm 100%, heck everyone should have a spare room for growing, just know what you want to do before blowing a chunk on someone else's preferences.
