6x30 grow area

So i'm looking at building a false wall in a building its going to be a 40x30 or there about so if i section off 6ft maybe no one will notice maybe i will make it 50x30 if people think that would be less obvious. I am thinking about 8-9 315's for flower and a couple other lights for veg/clones. How much a/c will i need to cool all that? It will be a completely sealed unit, thinking mini split/splits depending on what kind of answers i get. Also what amount of service for electric? This is going to double as a shop for welding and have an air compressor and other tools as well. I can blame needing extra amps on running mills/welder/compressor

Im in when should I show up? Whats the buy in investment? Where?

What are you going to run? 5 DE's? Or 9 cmh? Or? Burning co2? Most likely 30-40 amps for a/c.

It will be 315 cmh about 8 or 9 for flower. Plus whatever i need to veg with. Ive only done small runs. A 1000 or a 1000 and 600 i was limited by the electric what i could do. Nothing to this scale.

40w per sq ft w/ 315's is that what you guys are having luck with?
