You can save yourself a bit of money by staying away from realtors when it comes to renting warehouse space. It is harder to find, but if you can connect directly with the owner you will be better off IMO. If you look online for commercial space, the listed properties will mostly be tied to agents, but you can drive around in the likely areas and look for lease signs which will often lead you directly to the Owner. Having said that, if you are looking for more than 5-10K sqft, you will likely have to engage an agent.
