Problems with 12 year old seed germination

Try soaking the seeds in a diluted seaweed extract.. . The natural growth hormones (auxins, cytokinins, and gibberellins) present in seaweed can help stimulate cell division and root development inside the embryo. I usually also add some sort of oxygen source for older seeds with this method. An air stone or something along those lines should be fine.

For every year that's passed of improperly stored seeds, this process gets much harder.

Another pricey option would be sending them off for embryo rescue...

Yeah, I just hate seeing them pop a little and show the tap root & then die. Frustrating, I'm gonna try sugar water. I've almost lost hope.

Plant them, put them in a dark spot, and give them time be patient with each one, you can also use a knife and lightly scratch the surface up and down of the seed before planting, but with seeds i dont know about the best method is wet paper towel and sandwich bag and check every couple of days surely one will sprout
