If you have'nt bought a house yet dont do it,call your local bank & get a list of bank repo's/foreclosures where the bank wants a "cash deal" only,most of the houses banks want cash only for are damaged,but easily repaired,when people get forclosed they tend to break shit,steal copper plumbing ect,kick ass deals can be found quickly.
I just found another home i want to buy using this method,3 bdrm,1.5 bath,huge kitchen,livingroom,upstairs laundry,full dry basement,sun room off the back of the house,new windows,good roof,newer wiring(whats left of it),newer furnace & water heater,2 car garage & sitting on 3 city lots with a fenced in yard,the bank wants $13,000 cash,i made a counter offer of $11,000 to be paid within 24 hours if accepted,they will let me know wednesday.
A quick estimate shows that an investment of $11,000 to buy the house & another $10,000 to remodel the home & replace the missing copper plumbing & wiring will leave the home a market value of around $70,000.
Not too shabby for a $20,000 to $25,000 investment
