I personally would go with the house..
I was thinking the same, however, landlords in California (the entire state) are wising up and doing inspections periodically and I'm not interested in moving an entire grow room (10 x 20) with 24 hours notice. That seems risky as hell as I know of two people who got busted because their neighbor saw them moving just a few plants (or what they assumed were plants - I'm sure they were covered) and reported them (bastards) and they ended up in really hot water.
The shop idea, it's industrial with concrete floors so I doubt no inspections, plus 16 foot roll up doors make it easy to drive in and out of the shop and no one will see what you load or unload EVER. Or even that you're unloading or loading anything at all... just that you're pulling into your shop. You're doing repairs on your van for all they know or just cleaning out the interior or waxing it, whatever. And I doubt the landlords of industrial shop rentals care anywhere near as much as homeowners do since you're talking concrete floors and a place designed for heavy industry and dirty work to begin with. Growing pot couldn't possibly damage such a property except by a complete imbecile. Now a house, there's carpet, hardwood, etc, literally everything inside can be damaged by a sloppy grow operation. And the nosy neighbors or course... Plus the damn inspection with 24 hours notice BS.
OK so now I'm leaning towards an industrial shop rather than house, LOL. What am I missing here?
