ventilate heat into loft or another room

would that not cause mold, mildew and condensation in loft? or even a heat signature to arouse suspicion

It could do. It didn't in mine and others. You are asking incredibly broad questions. For example your location could be key with regard to the isue of mould, or your grow setup could be key with regard to creating a noticeable. I'm being incredibly vague with my answers because that is the best i can do with the vagueness of the questions.

i'm sorry i will more specific i have my room which is 12x6x9

i will be using a 5x6 hps lights with standard reflectors

my window will be light tight and sealed, all the heat that will be produced from the lights how could i possibly cool it before venting it into an un insulated loft/attic

Your best bet will be to vent the heat out of the house. An attic will work well also.
What wattage are your lights? If you are worried about heat signature you may want to coat your grow room with some thermal-insulating paint.

i am planning on using 600 watt hps lights with standard reflectors, and does the thermal insulating paint actually work? or should i line my room with anti detection film?
Would i need to insulate my loft/attic as the heat will be pretty hot from the what i can guess, also do i need to worry about mold/mildew and moisture etc?

What state...they're not using thermal imaging for your grow most likely either way...

have you considered using a window AC unit in either a window or simply inside of the room on the floor?

I asked a similar question, about heating your house with excess heat. If this were in a basement, you could carbon filter to adjacent room, then I would filter it again, and let heat rise from basement. Gas bill will go away in Winter, which would look less suspicious, if you are running 3000watts an hour. That could be 2 space heaters.

I vent through a big carbon filter into my attic which has many vents around the house. My room doesn't get above 60% humidity so I don't worry about mold, if it was higher I might. 2 cents, Good luck~
