Damn...Man some ppl are assholes.

I used to work on rent houses for a guy that had 63 of them. I dont care where you r, the renters will stop up a toilet at 330 am!! Used to piss me off callin me in the middle of the night just to plunge their damn shitter. lol
Anyways my point is that after ppl moved out...I had a lot of sheetrock patch and other misc things I had to take care of. So...I feel for you seamaiden. Have you thought about doing Rental background checks on future tennants? You prob already do this, but just a thought. Later.

We sold the place, the reason why he moved when he did was because he got pissed at us because we decided to sell. He wanted first right of refusal, and we gave it to him (that's first crack at buying) and would have cut him a break, too. Instead, he got all assholey on us and fucked us over. We don't ever plan on being landlords again. The thing with this guy is he was a friend, WHO USED TO MANAGE RENTALS. So, we thought he would be a good guy.

Wow that suks,how did he stiff you with power & water bills,where i live renters get power in their own name & for water they need an affidavid from me stating they live at the address,then they leave a water deposit & their bill can never go past the deposit or water service will be turned off,whatever bills they dont pay follow them & are not attached to the property.

I don't know how he was able to get power and utilities again, unless he used a different name or something. The utilities were in his name, but a couple of them told me that the account said that he called, told them that he wasn't paying, and gave them our names, address, and contact information and they could collect from us.
Yeah, out here the owner ends up being responsible for these kinds of tenants, and then it's up to us to sue him. Everything was done rather casually, which pretty much worked for the first two years. I think it also depends on what county we're talking about, this was a "vacation home dense" county in California, so there were certain laws that applied to anyone who owned a rental house, no matter how it was used (residence versus vacation/short term rental).
