Advice selling a home with a framed grow room in a legal state.

The last time I was in the housing market everything was fully criminalized. I'm not sure how to market the house now that it's legal. There may still be much more stigma than acceptance.

I'm not sure if I should gut it and use what I can for the new place.
Leave it and put some shit in there like aloe and tomatoes....
or keep it going as is and wait for the right buyer that would appreciate it.

Looking for some advice from people that have been in the same boat.

There’s people in this world that grow other things besides cannabis:shock: I would imagine it would add additional value to the total price, Especially to the right buyer!:hump:

Some title companies have little clauses that say if there has been a grow in the house they can flag the property and not clear the title.
In Michigan after rec came here. My house was gutted and cleaned. Except this handy 60 amp sub panel that powered nothing. Lol

You should tear it out. I think something like that would hurt your sale price as it opens questions about stuff like mold issues, weird electrical and duct work, etc that are associated with grow houses. While yours can be perfectly clean and present zero issues, it still raises red flags.

Edit: I did take growing factors into consideration myself when buying, and that would have been a sweet selling point, but generally speaking it's a bad idea.

This 100%. It's going to make it way more difficult for your buyer to obtain financing if there is a grow room. Too much negative stigma attached to the hazards of growing indoor. The typically won't finance homes that have unpermitted structures on them.

It's a sellers market, I wouldn't put a dime into changing that room because most houses already have multiple bids, it would just be a waste of your money.

I all ready broke it down, my buddy's brother came buy who is in real estate and confirmed there is a big stigma against grow rooms. It wasn't that hard. I pulled the high power fan out and put in a bathroom fan. I also moved the washer and dryer in there and drain it into the mop basin. It looks like a white laundry/utility room now.
