I am looking for a Serious Grow Room Design

Hi all, I would like some ideas in designing a serious growroom (but I don’t want to go overboard). This will be a legal grow room (WA I-502) so I don’t have to beconcerned with odors or being in stealth mode. Climate is mild but does get down to freezing for a few weeks and itrains a lot here so rain water collection makes sense. CO2 generators could provide some heat.
Summers are dry and can get up to the 90’s but that is rare. Air exchange may provide enough CO2 but maybenot.
I have a “blank canvas” to work with. I will have an insulated, unheated space ofover 600 square feet with a concrete floor. Dimensionally is it about 22’ wide and 28’ deep. I am planning on a short ceiling about 7’clear. I plan on running a 100 ampsubpanel @ 240vt. Any rules of thumb Such as 1/3 space for veg.; 2/3 space for flower? Or X watts per plant?
I am thinking about 400 watt induction lighting as it seemsto be efficient (heat is waste). Does itmake sense to use this for both veg and flower? Am I fooling myself? (all parts would be interchangeable). If using fluorescents only, does it make sense to do SOG orSCROG?

How many plants would fit into a flower room 20’X22’? How wide can your planting area be,considering aisles or walkways would be needed. This would dictate how lighting is set up.
WOW! So much toconsider! Any suggestions?
Thanks for your input.

Ah, it looks you you want someone else to do the work for you. Doesn't sound like you know are qualified to be a legal producer. But I bet WA state will give licenses to anyone who has the cash. This post is sad and you should be embrassed

400 watters are for smaller grows. Consider 600 & 1000 watt. MH for veg and HPS for flower. 600 good for 3x3 and a 1000 a 4x4 foot area.

those concrete floors are nice for keeping the room nice and cool. Make sure the humidity is all controlled though, an unsealed or cracked foundation could invite moisture in and be a trouble to keep up with.
