Dark almost rust color mostly at the bottem of the plant

I could be completely wrong but it looks to me like maybe something was dripped or spilled on it. Maybe got some nutes splashed on it when watering?

Thing is it's on 40 percent of the leafs

Ya definitely not a burn, you would have big patches. Id guess mites too. Theres good organic sprays that will take care of them, but get on it early.
