If you work on someone's house without their permission, not only do they not have to pay you, they can sue you, also. The "client" in this case doesn't own the property. So you would want to get paid up front, for sure.

no they will sue whom ever hired me i am not required to do a title search when i go to an estimate. and if i do the work i get paid.

yes they call me, they sign the proposal i pull permit it gets inspected i get paid. i can also file a mechanics lien on the property if not paid.i am working as an agent of the signer "under good faith" . the signer is legally responsible to owner i am responsible to do my work to code.

If you contract with the tenant, you have no recourse with the owner. Get your money up front. Actually, I do work on contract, but not construction.

No mention of what the owner is responsible. You can't convince me you and a tenant can conspire to perform unwanted work without even the owners knowlege and force him to pay for it. Since this electrician isn't pulling permits, I doubt he can file for a lien.

I contracted a roofing co to reroof a house and I had to sign paperwork as owner of the property in order for him to pull the permits.

usually if owner signs then owner pulled permit not contractor. who said anything about conspire i get a call and bid a job no conspiring there.if the signee has ill intent thats on him not me.

if the improvements were made on property then yes owner is responsible.not to say the owner cant sue the tenant and win just not me.

I contacted an electrician who is very experienced in the commercial arena out here in SoCal about getting a room up to par, dedicated and able to handle 5000W... my quote was about $800. Includes running new jacks under crawl space, emphasizing beyond code and super safe. LOL. Guess it would help if i knew more about everything that was going on. Getting a 2nd opinion soon.

a tenant has a little rights. my father and I just had one arrested in downtown Atlanta. police told her she had 24 hours unless it was bolted to the floor to have everything gone

How much would you expect to pay a lawyer for 6 to 8 hrs work ? Most dont realize you can get a law degree in the same amount of time in school as it takes an electrician in school to learn his trade .

You got a tradesmam with refereces who's going to do a days work & supply material for $460 , thats dirt cheap .

Mmm not quite residential electrical is a lot simpler then passing a bar test . Especially scents I rewired my hole house in two days and learned how to do it from you tube . And it passed county inspection .

How do you know his skill set , if he's a journeyman he had shit tons of schooling , even more if he's a master .

Its allways seemed odd to me how people respect the education white collar workers have & are willing to pay bank for their service , but a blue collar worker gets zero respect for his yrs of education .

I wire all my grow ops in live breakers & have everything up to code too but that dont make me an electrician.
