I no a ton of sparkies that are journeymen insterment techs and ect .. Half are complete idiots. And not dogging the guy I reapect everyone that makes there own living but does that justify mechanics raping the uneducated because there educated ??
Funny how the sparkys in this thread say its a fair price .

Using your model of perception of skill vs pay if you followed that example you'd be handing out $50 zips to the uneducated masses , somehow me thinks you value your education in growing mj much higher though .

Well I should have read the op orginal post clearer I read it as him just running wire to a new plug in his basement because later in the thread I told him unless he is wiring up a sub panel and or runnig wirin threw a crawl space or volted ceilings it seemed like a lot , clearly he is wiring a sub panel and wire to is grow space . And I sell zip for 150 friend or foe .

if the improvements were made on property then yes owner is responsible.not to say the owner cant sue the tenant and win just not me.
So you're saying that you and a tenant can conspire to do unwanted, uneeded "improvements" without permission or even knowlege of the owner and still file a lein? This sounds like fraud to me.

Im a landlord in Mich & we own over 20 middle class houses & several High end rentals along with 2 self storage facilities, no landlord in his right mind is gonna bitch about a tenant doing improvements to a property , unless its building something like a wall , electrical & plumbing or landscape improvements are allways welcomed with us & i dont know any other landlords that are dicks when tenants do improvements.

I was also in construction 35 yrs , a contractor can file a lien against a property but its a meaningless peice of paper once the property owner shows he didnt consent or authorize any work , then it becomes a civil matter between the tenants & the contractor again where contractors have to sue tenants.

I never bothered putting liens on property because of how i arranged payment , 25% when materials are dropped on site , another 25% to 50% the day i start work , if its a 1 day job its 50% , then the remaining 25% when work is signed off on , i wouldnt pound a single nail for a property owner without atleast half the project in my pocket 1st , its a good way to get beat outta cash .

Your making it seem as if contractors are corrupt when most times its the property owner who stiffs the contractor after the work is done , there are unscrupulous property owners who know once a contractor attaches something to a bldg it cant be removed by the contractor for non payment so they have tons of repairs done , then screw the contractors knowing the lien only becomes active if they sell the property .

Puff n stuff aint out to fuk nobody over & he is operating within the law , btw i love the " Sleestacks " ssssssssss & they only come out at night .

If you contract with the tenant, you have no recourse with the owner. Get your money up front. Actually, I do work on contract, but not construction.

No mention of what the owner is responsible. You can't convince me you and a tenant can conspire to perform unwanted work without even the owners knowlege and force him to pay for it. Since this electrician isn't pulling permits, I doubt he can file for a lien.
Seriously? The OP is talking about running more electricity. The electrician will do the math to make sure it's safe and run the circuit to code. Electrician gets a whopping $460 to buy parts and for labor to make the circuit safe. WTF are you ranting about? It's not like they gonna paint the place dark fugly purple or something.

I appreciate EVERYBODYS input on this thread. I appreciate that Red is talking about the legal side of things. I appreciate that peeps let me know that 460 was a decent price and how y'all also appreciate the same 'peace of mind' I am seeking.
I sometimes think about what a new grower like me did with all these questions before there were forums like this. I'm very thankful for everyone's opinions because they are convo starters.....and that's when I gain a HUGE amount of knowledge about this amazing hobby/obsession we have......when y'all talk and debate....hell sometimes when y'all argue. Happy growing to all and thank u ALL for ur input. PEACE!

Yeah man. If you were knocking down a wall, the owner would be pissed. If you painted the whole house some ugly color that made it an eyesore, the owner would be pissed. But, to have wiring professional installed in the basement for a "man cave", that's a selling point the owner can make to the tenant that comes after you. You know, that big screen to watch the games with your homies.

You must not own too many rentals , low income section 8 folks normally steal the appliances , toilet full of shit from 3 months of no water , burn the fuk outts floors , leave 3 truck loads of garbage behind , every window screen gone , busted windows & plumbing under kitchen sink destroyed , shit like that is why we no longer rent to section 8 or welfare people , 99% walk away when we charge a refundable $100 application fee .

Its refreshing when a tenant fixes up the place by adding something extra , you'd have to be a rat landlord to tell a tenant he's loosing his deposit because he hired a liscensed contractor to upgrade the wiring of his home making it more desirable for the next tenant .

I just cant see it , if the landlord is that big of an asshole most likely he finds reasons to keep all deposits anyways , which is the way most work .

My son just inherited our real estate business & implemented a plan where he will pay tenants $500 if they leave the property in move in condition , we would never bitch about any upgrade .

If a contractor and a tenant conspire to make "improvements" without the owners knowledge but with the intent to force him to pay for it, they are corrupt. What you did is pretty much standard, tho those "remodel loans" pay at a slower rate, I think. You're dealing with a bank, so there's little to no risk. So you say it's a civil matter between the tenant and the contractor, Puff n stuff says he can force the owner to pay. One of you is wrong. I don't think many landlords would think their property converted to an illegal grow house would be an "improvement".

If the electrician does good work and you pay him promptly, the landlord will probably never even know.

no the fraud would be committed by the tennant not the liscensed pro. doing his job.i am acting" in good faith" look it up its a legal term.i do not asume everyone is screwing everyone else.i can assume the caller owns the property or tennant has recieved permission.if you dont understand that then nothing is going to help you red.

Bank loans , fraud & conspiracy wtf are you talking about , a contractor lein is a simple $ amount attached to the property , if the owner sells the property title escro catches the lein , homeowner disputes the lein , title company gives contractor 5 - 30 days to file civil suit against property owner , if no suit is made property is sold , simple .

Just because contractors CAN put liens on property dont mean shit , for a lien to be inforced both parties have to show up in court , how the fuk is a contractor gonna get a dime out of me the property owner if i never entered into a contract with the company .
